Many landlords often prefer expats as tenants. Usually, issues such as trust and security play a big role in this particular choice. Every landlord wants a tenant who pays his rent on time, is reliable, can clearly indicate the rental period and manages the house well during the rental period. Renting out your home to expats is therefore a good choice.

Expats: who are they?

Expat is an abbreviation of expatriate: someone who goes to live and work abroad for a temporary period, usually one to three years, for an international organization. The largest groups of expats come from England and the USA. The Amsterdam region is home to the most expats: between 50,000 and 100,000 expats. Expats often find it an attractive option to settle in the Netherlands. This has to do with the financial arrangements that the Netherlands has made for expats. Under certain conditions, they can receive 30% of their gross salary tax-free.

Why renting to expats

Limited duration rental ensures fewer worries. Most expats are on limited duration employment contracts. After the end of the employment contract, an expat often goes back to his home country or works somewhere else abroad. Therefore, expat rental can translate to temporary rental. This is an advantage considering Dutch rental law favors tenants who wish to stay for an unlimited duration.

Stable rental payments. The next important reason why landlords choose expats is because expats usually have a stable income that they often keep for the entire rental period. This contributes to a large extent to the certainty about the payment of the rent. Also, an expat’s income is usually above the average. On top of this sometimes the rent is already covered by an employer or added onto salary as part of housing allowance.

In addition, it can generally be said that expats are often highly educated and usually belong to a higher social class. These factors ensure that expats often deal with their rental properties in a caring way. Most common expat rental term would be anything from 12 to 24 months. Sometimes more, sometimes less.
